1990 Champion Carrollton Mobile Home

We bought this home as a downsizing move as we prepare to build a small home in northern Michigan. It has proven to be comfortable, safe; a great experience. This home is well built and has been exceptionally maintained. The layout is ideal for my wife and I, but would also be great for a handicapped person; the beautiful ramp is perfect for a wheel chair or walker. Grab handles in both bathrooms and a spacious open floorpan also help in this regard. The home is easily large enough for a caregiver scenario or like us, folks wanting a peaceful, comfortable, yet economical, living experience. Note that Science City is a 55 and up community, however younger folks, I believe 40 and up can live in the home if there is someone over 55 that owns it and lives there. Please clarify with office if this is important to you. The home has some unique features that have proven to make life pleasant; one big plus is room for three cars in the huge driveway. Not three cars in a line, but three across, no car jockeying! In addition to the ramp front entry, there is a two level deck under trees at the rear of the home that catches evening sun; ideal for grilling on cool summer evenings. Also unique, there is an 8 X 10 wooden shed with an L shaped work bench, shelves and electricity. There is a sunroom at the rear of the home with 4 large windows overlooking the rear deck, a very pleasant place for morning coffee, birdwatching or enjoying a beautiful sunset. Also unusual is the conveyance of certain furniture / appliances in addition to the standard ones at the asking price. As you can see from the images, there is a one year old 4 door refrigerator, with one compartment able to operate as a fridge or freezer. A large wooden dining table and chairs complement the large bay windows, making a very pleasant area, flooded with natural light. Also included at the asking price is a queen bed and two tables in the large master bedroom, a very nice overstuffed couch in the spacious living area, an awesome roll top desk in one of the other bedrooms that I used for a great home office. Also a hutch we have in the kitchen area, great for dishes, or like me, your bourbon collection. Also worth noting that while a newer smooth top range is included, there is a gas connection in place behind the stove should you want to install a gas range. This is not junk, these are nice pieces that we simply cannot use as we are building a cabin in north Michigan that is half the size of this home! The kitchen is a pleasure to cook in; lots of counter space, cabinets and a very nice pantry that is particularly useful after shopping at Costco, which incidentally is right down the street. The master bedroom features a bathroom with a nice dressing area / vanity, a small corner nook that is great for my wife to apply make up etc. There is a nice soaker tub and a large linen closet and also a large walk in closet. This is a split plan, the other two bedrooms are located at the other end of the home with another full bath between them. The hall bath has a new tub (note that new toilets have been installed in both bathrooms) and a nice vanity area. The entertainment / living area is spacious; we have enjoyed streaming movies using the available Spectrum high speed internet. The heating and air conditioning system works great and has been professionally serviced twice yearly by All Seasons Heating and Air in Midland. The prior owners had the system installed and we have continued the maintenance schedule. The electrical panel has been replaced and an industrial grade surge protector was installed as well. Motion sensor lights at both doors provide security, although we have had zero incidents. The newer GE high efficiency washer / dryer set works perfectly. A new full size water heater was installed three years ago, All Seasons services that as well. We began our time here with the idea of an economical transition to our new living situation. I have to say, we will be sad to leave, not only a great home to live in, but great neighbors and responsive management. Again, Costco is right down the street as is the Valley bowling alley / entertainment complex. Fuel, convenience stores and fast food are all available nearby. Another great feature is location; US 10 is minutes away, the airport is about 15 minutes, I-75 in about 15 minutes as well. The main entrance for Dow is minutes away, MYMichigan healthcare provides great primary care and access to a full size state of the art medical complex. We have lived in Florida, Indiana and Texas in many larger, fancier houses, but living here has been one of the easiest situations we have had, due to the excellent layout, location and the overall value found here.
